Terms and Conditions – Lands Hub
1. Booking & Payment
- Initial Booking Advance: ₹2,00,000/- is required to reserve a plot.
- Allotment Advance: 25% of the plot’s total cost must be paid within 15 days of booking.
- Final Payment: The remaining balance must be cleared within 2 months from booking confirmation.
2. Additional Charges
- Legal & Documentation Fees: ₹20,000/- per unit.
- Corpus Fund: ₹1,00,000/- per unit (payable within 15 days of registration or final installment).
- Applicable Taxes: GST and other government levies apply as per prevailing laws.
- Registration Charges: Stamp Duty, Registration, and Mutation fees will be charged based on applicable legal provisions at the time of registration.
3. Plot Pricing
- West-Facing: ₹30,000/sq yard
- East-Facing: ₹35,000/sq yard
- Corner Plot: ₹500 extra per sq yard
- North-East Corner: ₹1000 extra per sq yard
4. Registration Terms
Registration will only be processed upon:
- Receipt of full payment
- Clearance of all taxes and corpus fund
- Completion of required documentation
5. Late Payment
Any delays beyond 15 days will incur a penalty interest of 18% per annum.
6. Cancellation & Refunds
- The developer may cancel the booking if payments are not made within 15 days of due dates.
- On cancellation by the purchaser, a 10% deduction from the total plot cost will apply.
- Refunds (if any) will be processed after project completion or upon finding a new purchaser.
7. Postdated Cheques
Buyers must provide postdated cheques for installment payments. These will only be deposited with prior notice unless the buyer becomes unresponsive.
8. Communication
Lands Hub may contact you via call, SMS, or email regarding your booking status and other essential updates.
